Letter from the Editor
elcome to our fall issue of Exclusively Inverness magazine.
If you have watched television or read a newspaper, news of the
slowing real estate market has not escaped you. It seems to be the
daily mantra throughout the press. The endless negative articles
and commentaries seem to forecast only doom and gloom for the
foreseeable future.
In the real world one thing always seems to be a constant, all real
estate is local. So what does all of this mean to an Inverness homeowner
looking to sell?
First, there is not a swelling of inventory in the Inverness market.
Current available home inventories are within historical ranges.
Does this mean everything is great? No, what we have seen is a
reduction of buyers willing to take the plunge into the housing
market. At the time of this editorial, year over year Inverness home
sales were down approximately 12% from the same time period in
2006 and down 19% from 2005 volumes.
The big question is Has this affected my home’s value? The answer
is yes. Today buyers are taking more time to make their decisions
and are demanding more concessions from sellers. Sellers need to
anticipate this and factor these and other issues into their marketing
plan from the start.
Today the need for a true real estate professional is greater than
ever. Having a top notch marketing plan and a full understanding
of current market conditions is a must in this less than favorable
climate.
